How to Verify a RERA-Registered Property Project in Uttar Pradesh

Searching for an apartment or an under-construction project in Noida, Greater Noida or Ghaziabad? Registration is an important starting point, but it is not a substitute for checking the specific unit, title, approvals and current project status.

Updated 25 Oct 2026Informational guide · Verify project-specific facts independently
01

Start with the official registry

  • Visit the Uttar Pradesh Real Estate Regulatory Authority (UP RERA) project search rather than relying solely on an advertisement or broker-supplied screenshot.
  • Search using the exact project name or registration number. Compare the recorded promoter, location, project phase, registration validity and public documents with the details provided by the seller.
  • Where a project has multiple phases or towers, check whether the particular phase being offered is the one in the registration entry. Similar marketing names can represent different registrations.
02

Check more than the registration number

  • Review stated completion dates, revisions, public orders or status notes available through the registry. A registration number alone does not establish that every claim in an advertisement is correct.
  • Ask for an allotment/booking document, payment schedule, promised specifications, and written confirmation of the exact unit and carpet area.
  • Confirm the land ownership/leasehold position, approvals and any mortgage or encumbrance issues with an independent qualified professional before making a financial commitment.
03

Before paying a booking amount

  • Verify the legal name of the receiving entity, its bank account and the written booking/refund terms. Avoid cash transfers to individuals and never share OTPs.
  • Request a site visit and check the actual construction stage where possible. Clarify parking, maintenance, possession conditions and additional costs in writing.
  • Keep copies of official project search results, receipts and written communications; ask a property lawyer to examine title and documents for material transactions.

Official resources & verification

Use official government resources for current project registrations, procedures and fees. A third-party guide is not a legal approval, loan offer or a promise of returns.
