Commercial Property Checklist: Shops, Offices & Pre-Leased Space

Commercial real estate demands an additional layer of checks around the permitted use, occupancy, fit-out, tenant obligations and ongoing costs. Avoid treating an advertised yield or “assured return” as guaranteed income.

Updated 25 Oct 2026Informational guide · Verify project-specific facts independently
01

Match the permitted use to your business

  • Confirm whether the proposed space is legally approved for the intended shop, office, restaurant, food court, warehouse or other commercial use.
  • Check frontage, footfall context, loading/parking, ceiling height, utilities, safety access and any required permissions or fire compliance applicable to the specific premises.
  • Ask about handover condition: bare shell, warm shell and fully furnished spaces can require very different fit-out costs.
02

Check actual rental or income documents

  • For a pre-leased unit, review the signed lease, rent escalation, lock-in, deposit, renewal, maintenance allocation and tenant-payment record.
  • Separate gross rental income from net cash flow after vacancy risk, taxes, brokerage, maintenance, fit-outs, legal fees and financing costs.
  • Any claimed fixed income or buyback terms must be supported by independently verified, legally enforceable documents; never assume the promise is risk-free.
03

Verify before committing

  • Check ownership, dues, encumbrances, approved plans, completion/occupancy conditions where applicable and restrictions on transfer or leasing.
  • Compare several specific listings in your chosen Noida, Greater Noida or Delhi NCR locality on net usable space and total cost.
  • Have a qualified legal and financial professional review documents before paying a booking amount or signing a lease.
