Understand the EMI inputs
- A basic EMI estimate uses the principal borrowed, annual interest rate and loan tenure. Banks may use different rate-reset terms, processing fees and product conditions.
- For a standard fixed monthly rate estimate, EMI = P × r × (1+r)^n ÷ ((1+r)^n−1), where P is principal, r is monthly rate and n is the number of monthly instalments.

Budget beyond the down payment
- Make separate line items for registry/stamp duty, applicable tax, broker/service charges if any, bank processing costs, insurance, moving, furniture and fit-out expenses.
- Include recurring maintenance, utilities and commuting costs in your monthly cash-flow calculation.
- Stress-test potential interest-rate changes, construction delay and temporary income interruptions before committing.
Select property on total affordability
- Search by a price ceiling that leaves room for transaction costs, not just the maximum loan you may qualify for.
- For homes under construction, compare construction-linked demand schedules and actual loan disbursement conditions.
- A qualified financial professional can review individual borrowing suitability; general online estimates are not lending offers.
Official resources & verification
Use official government resources for current project registrations, procedures and fees. A third-party guide is not a legal approval, loan offer or a promise of returns.
